US Home Values Enter Stabilization

The housing market is entering an interesting stabilization period, and I’m seeing it firsthand as I help clients navigate both residential and commercial financing options. Recent numbers: in late Q3, active listings stood at 1.41 million, while new listings dropped 7.9% month-over-month to 356,900. Meanwhile, the typical monthly payment climbed to $1,900—a 2% increase year over year. Despite elevated borrowing costs likely persisting through 2026 (think 30-year mortgages in the high-6% range), home values are holding steady rather than falling. Limited distressed selling is helping prices stay resilient, and most metros are showing either modest gains or holding flat. Daily lending rates have pushed higher as markets adjust, and economists are pointing to weak sales and high financial thresholds as indicators of a softer landing ahead. For buyers, especially those with flexible timelines, there may be selective opportunities ahead—inventory does vary by state. If you’re determined to make a move, early pre-approval can make a real difference. And for current owners, keep an eye out for future refinancing opportunities as the landscape evolves. My goal remains the same: to help you leverage the right financing strategy for your unique goals, wherever you are on your real estate journey.
