The Best Time to Buy a Home in 2026

As someone who’s helped clients secure financing in markets from Massachusetts to North Carolina and now Florida, I know how timing can shape your real estate opportunities. If you’re planning to buy a home in 2026, consider this: the period from September 27 to October 3 is projected to offer the best national mix of active listings, improved pricing, and lighter competition. During that week, available homes could be up 31.9% compared to the start of the year, and 13.3% more than the average week—giving buyers a wider range of options across the country. Listing prices are forecasted to be about 3.5% below their seasonal peak, which could mean around $14,000 in savings on a median-priced home near $416,000. With competition expected to drop by 30.1% from its annual high and homes projected to stay on the market for about 64 days, buyers will have more breathing room to make the right move. Experts believe the early fall opens up more choices, while the later fall may bring even better price flexibility. For my clients, I always aim to match the right financing strategy to the market landscape—so you’re set up for success, whether it’s your first home or your next investment.
